Hilton Head Apartments — Frequently Asked Questions

1) What are the move-in costs?
The application fee is $65, the admin fee is $150, and the security deposit ranges from $400 to one month’s rent.
2) Are utilities included in the rent?
Water, sewer, trash, and pest control are billed with your rent and are not included in base rent. Electricity is through the resident’s chosen provider (property has a contract with TXU).
3) How long is the lease term?
Lease terms are available between 6 and 14 months.
4) What are the late fees and grace period for rent payments?
Rent is due on the 1st and late on the 5th of the month. The late fee is 10% of rent.
5) Is renters’ insurance required?
Yes — a policy with at least $100,000 liability and the property listed as an interested party is required.
6) What is the policy for breaking the lease early?
A 60-day notice to vacate is required. Please speak with a leasing agent for assistance. The TAA reletting fee is 85% of rent (plus applicable charges).
7) How is rent paid?
Via ACH, debit, or credit card through the ZEGO portal (gozego.com), or through a Walk-in Payment System at participating retailers. Rent is not accepted at the office.
8) What is the pet policy?
Pets are welcome (breed restrictions apply). One-time pet fee $350 per pet and monthly pet rent $20 per pet. Limit 2 pets.

10) Is reserved parking available?
Yes — reserved parking is $30/month.
11) Do you offer garages or carports?
No.
12) Are the apartments furnished?
No, furnished apartments are not offered.
13) What is the guest policy?
Guests may stay up to 7 days without being added to the lease. Guests must register their vehicles daily.
14) How are maintenance requests handled?
Submit requests via the resident portal. Emergency maintenance is available 24/7 by calling the office.
15) Is there 24/7 emergency maintenance?
Yes.
16) How is pest control handled?
Quarterly service for each apartment home, plus on request.
17) What is the neighborhood like?
Landscaped community near shopping malls, grocery stores, restaurants, and DART transportation; convenient to TI and Raytheon. Major freeways nearby provide easy access.
18) How are packages received?
Packages are delivered to residents’ doors.
19) What is the lease renewal policy?
60-day notice to vacate required. If you do not renew, the lease converts to month-to-month at a new rate.
20) Is subletting allowed?
No — subletting is not allowed.
21) Are washers and dryers included?
Yes — full-size washer and dryer in every home.
22) What appliances are included?
Refrigerator, range/oven, dishwasher, microwave or vent hood, garbage disposal, and washer & dryer.
23) Is there additional storage for rent?
No.
24) What are the internet and cable options?
Wired for cable internet through Spectrum.
25) What are the income requirements?
Minimum monthly income of 3× the monthly rent.
26) What schools is the community zoned for?
Dallas ISD: Highland Meadows Elementary (~0.4 mi), Sam Tasby Middle (~4.5 mi), Conrad High (~4.8 mi).
27) What grocery or shopping is nearby?
Sam’s Club, Walmart, ALDI, Tom Thumb, WinCo, Albertsons, and Fiesta.
28) What hospital is nearby?
White Rock Medical Center — approximately 2.9 miles away.
29) Is the community gated?
Yes.
30) Is the community near a bus route?
The closest bus stop is in front of the leasing office at the community entrance.
